Who we serve

Built for the clients we know best.

Individual investment property owners, small portfolios, and corporate landlords across Ontario — from a single condo unit to multi-residential buildings.

Non-payment of rent (N4 / L1)

When tenants fail to pay, every day matters. We serve compliant N4 notices, file L1 applications, and represent you at the hearing to secure eviction and arrears orders — with section 83 RTA arguments anticipated and answered.

  • Serving correctly-calculated N4 notices
  • Filing L1 applications immediately on expiry
  • Hearing representation and section 83 strategy
  • Negotiating payment agreements where appropriate

Damage to the unit (L2)

Filing L2 applications for compensation and termination — pursued, per Brydges v Johnson (2016), while tenants remain in possession to preserve LTB jurisdiction.

Persistent late payment (N8)

Building a documented pattern of late payment and securing termination orders or orders requiring future rent to be paid on time.

Substantial interference & illegal acts (N5 / N6)

Noise, overcrowding, antisocial behaviour, safety risks. Evidence-led applications for termination, coordinated with police reports where relevant.

Landlord's own use (N12)

Compliant N12 service, L2 filings, and navigation of the good-faith and compensation requirements.
